Honesty about how preconstruction works.

Most real estate agents wouldn’t dream of giving away half their commission. But preconstruction is different.

On a typical home purchase, your agent spends months showing you properties, running comps, negotiating offers, managing inspections, and navigating financing contingencies. That’s full-service work and it earns a full commission.

On preconstruction, the developer’s sales team handles most of that process. We register as your agent, review the contract, and advise on the details — but we’re not scheduling forty showings or renegotiating after a bad inspection. The work is real, but it’s a fraction of what a traditional home purchase requires.

The commission, however, is the same — or more. Developers typically pay 5–7% to the buyer’s agent, compared to 2.5–3% on existing homes.

We think the honest move is to share the difference with you. We keep enough to make it worth our time. You keep enough to make it worth a phone call.

The fine print actually favors you.

We don’t get paid unless you close. You never pay us directly. The developer’s commission funds everything.

Common questions.

Do I have to contact you before visiting the sales center?
Yes — this is the most important part. Developers register your agent at first contact. If you visit the sales center without us registered, the developer may not honor our agency, which means no commission and no rebate. Always reach out to us first.
Is this legal?
Yes. Buyer agent commission rebates are explicitly legal in Florida. We document the rebate in your exclusive buyer brokerage agreement so everything is transparent and above board.
Does this affect my relationship with the developer?
No. The developer’s sales team works with you the same way regardless of who your agent is. Our registration happens behind the scenes.
How do I receive the rebate?
As a credit on your closing statement. Your 50% rebate is applied directly at the closing table, reducing what you owe. It shows up as a line item — transparent, documented, done.
What if the commission is less than 6%?
You still get 50% of whatever we receive. If the developer pays 5%, you get 2.5%. If they pay 7%, you get 3.5%. The percentage is always the same — half.
Do you work with any preconstruction project in Miami?
